$52,000 base PLUS up to $15,000 performance bonus, PLUS $200/per on call weekend

OVERVIEW The Director of Building and Grounds is in charge of overseeing the day to day operations of the maintenance department as well as managing contractors, projects and budgets.
It is the Director of Building and Grounds responsibility to train and manage the maintenance technician(s) on staff.
The proper candidate must Possess and execute technical experience in the operation, maintenance, monitoring and repairing for all facility systems, to include, but not limited to water systems, wastewater systems, electrical systems, HVAC equipment, plumbing, grounds maintenance, and fire alarm and suppression systems Possess and execute technical and managerial experience in turning over vacant units.
Schedule sub contractors for all turnover requirements, including painting, carpet cleaning/replacement, necessary repairs and final cleaning Respond to and complete maintenance work orders in all residential units, or assign tasks to maintenance technician(s) as needed QUALIFICATIONS 5 years experience within a supervisory role Experience with various trade skills (HVAC, plumbing, electrical, etc.
) Experience in large residential community setting (hotel, senior living, HOA, property management) Possess excellent planning and leadership abilities Possess excellent communication and interpersonal skills JOB DUTIES Work Order Review work orders at the beginning of the day to help determine which are most urgent and to set up a plan as to who will complete which tickets for the day Assist with and/or complete work orders and notes within in 48 business hours of receipt Communicate with both the resident and the front office during and after all repairs Keep track of outstanding tickets and weekly to-do lists with MaintainX Order parts, tools, equipment and other supplies as required.
Property Maintenance Diagnose and perform minor or routine maintenance or repair involving the following on a routine basis:
Electrical, plumbing, HVAC, appliances, flooring, roofing, gutters, fireplaces, shutters, doors, cabinets, windows, locks, etc.
Ensure maintenance tech(s) and groundskeeper(s) are completing daily duties.
Follow up with them on tasks and projects to ensure they are being done properly and in a timely manner Assist with and/or complete projects as discussed with the Associate Executive Director Keep track of ongoing projects on weekly/ongoing to-do list utilizing MaintainX Assist in keeping buildings and grounds free of litter, snow, etc.
Rake, sweep, trash removal, shovel as warranted Ensure all work and storage spaces are adequately stocked, organized and clutter free Unit Turnover Keep updated turn log Complete make-ready units required to meet move in deadlines.
Work with Associate Executive Director to keep updated list for all upcoming move-ins and move-outs Complete work 3 days prior to scheduled move in for final cleaning and inspection Schedule sub contractors to ensure flips are completed in a timely manner.
Budgetting Assist Executive Director with annual budgeting process by gathering quotes from contractors and helping to determine what projects or purchases are most important Assist business office with coding bills as needed Keep track of purchases throughout the year.
Estimated Salary: $20 to $28 per hour based on qualifications.
